For every community with sufficient rent + price data, we model 30 years of buyer cash-flow against renter cash-flow with steady-state assumptions — then rank the communities by the year ownership overtakes renting.

Every row in this ranking is a 30-year cash-flow simulation, and each one needs two real inputs for that community: the median registered sale price and the median annual rent. Neither series is available to us for Abu Dhabi yet, so there is nothing to simulate.
We could produce a plausible-looking table from emirate-level averages. It would be wrong at exactly the level people make decisions — the community — so we don't.
