Median loan-to-value derived from ADREC sale records matched to registered mortgages, down to the building. It tells you who is borrowing, how much, and where leverage is creeping up — the underwriter's view of a market.

Abu Dhabi leverage data isn't published yet

LTV is derived, not reported: we match each registered sale to a mortgage registered against the same building within a two-month window, then take the median of loan over price. That requires both halves of the ADREC registry, and we hold neither for Abu Dhabi yet.

Published bank rates and regulatory LTV caps are not a substitute — they describe what lenders offer, not what buyers actually borrowed.

  • ADREC mortgage registrations over the same window, to match loan amounts to those sales
