Proximity premiums — what does the location line in the listing actually cost?
For every mall and landmark in Abu Dhabi, we take the median psf of registered sales tagged to it and compare against the surrounding area median. Portals tell you a home is minutes from the beach or the mall; this quantifies what that is worth in registered prices. Abu Dhabi has no metro, so there is no transit premium to report.

A proximity premium is the difference between what buyers paid near a landmark and what they paid across the rest of the area. Both numbers come from registered sales, so this page waits on the ADREC transaction feed and on a geocoded Abu Dhabi points-of-interest set.
One thing we can already tell you: any "minutes to the metro" claim about Abu Dhabi is wrong. The emirate has no metro network.
