Gross rental yields computed from Tawtheeq-filed rental contracts (last 24 months) divided by ADREC median sale prices. Built down to the building, not just the area — with explicit confidence labels so thin-sample yields don't mislead.

Yields aren't published for Abu Dhabi yet
A gross yield is one number divided by another: median annual rent over median sale price, for the same building and the same bedroom mix. Both sides come from official registers — Tawtheeq for the rent, ADREC for the sale — and neither is available to us for Abu Dhabi yet.
Advertised rents and asking prices would produce a yield that looks precise and reads high. We would rather publish nothing than publish that.
What this metric needs
- The Tawtheeq tenancy register, for median annual rent by community, building and bedroom count
- The ADREC registered-transaction feed, for the matching median sale price over the same window
